This is the conclusion of that story.

Before listing, I recommended my HAPP™ seller-preparation process. Because the home had been beautifully remodeled and updated, the seller didn’t believe additional preparation before listing was necessary.

The home showed beautifully, attracted a cash buyer, and went under contract in less than 30 days.

Everything appeared to be moving toward a smooth closing.

Then came the buyer’s home inspection.

When Negotiations Restart

The buyer’s inspection uncovered several concerns that resulted in a lengthy repair request and renewed negotiations.

Many sellers believe that once a buyer signs a contract, the difficult part is over.

In reality, the buyer’s inspection period often becomes the beginning of a new round of negotiations.

As new information is uncovered, buyers may request repairs, credits, or concessions. Sellers are then faced with decisions they never expected to make when they accepted the offer.

The closer a transaction gets to closing, the more expensive uncertainty becomes.

By this point, sellers may have already packed, scheduled movers, transferred utilities, purchased another home, or begun planning the next chapter of their lives.

Faced with the possibility of losing the buyer and putting the home back on the market, many sellers choose to offer credits or concessions to keep the transaction moving forward.

As if the inspection negotiations weren’t enough, another challenge surfaced during the buyer’s inspection period.

The condominium association announced plans for a building-wide termite fumigation, requiring the information to be disclosed to the buyer while the home was already under contract.

Had the HAPP™ seller-preparation process been followed before listing, the termite issue may have been discovered earlier, allowing it to be disclosed before the home was listed instead of becoming another uncertainty during the buyer’s inspection period.

Once again, communication became the key to moving the transaction forward.

Working together with the condominium association, we obtained written confirmation outlining the anticipated fumigation timeline. That reassurance gave the buyer the confidence she needed to proceed.

Sometimes buyers aren’t looking for perfection.

They’re looking for confidence.

A Successful Closing

I’m happy to report that the transaction closed successfully.

Looking back after the closing, the seller shared that she wished she had followed the HAPP™ seller-preparation recommendations before listing.

Not because the home didn’t sell.

Not because the closing didn’t happen.

But because proper preparation could have reduced surprises, eased the negotiations, and made the journey from home inspection to closing much smoother.
