Updated homes fail buyer inspectionsFresh paint. Updated flooring. A remodeled kitchen.

Beautiful bathrooms.

The home looks flawless.

That’s exactly why many sellers are surprised when inspection issues surface.

One of the biggest misconceptions I see is the belief that cosmetic updates automatically mean a home is sound, insurable, and ready for the market.

Unfortunately, that’s not always the case.

A New Roof, No Guarantee to Pass Inspection

A few years ago, I sold a beautiful executive home. The property was exceptionally well maintained, and the roof was only two years old.

Everyone assumed the roof would pass inspection.

It didn’t.

Fortunately, the seller had valuable information about the home’s condition before a buyer became involved. Because the roof was still under warranty, we were able to pursue repairs through the builder.

Even then, it was challenging to get the issue corrected.

Had the problem surfaced during the buyer’s inspection period, the transaction would have been far more stressful. The seller would have been negotiating repairs under pressure with a contract hanging in the balance.

That experience reinforced an important lesson:

Newer doesn’t always mean problem-free.

Condos Aren’t Immune Either

More recently, I worked with a seller who owned a beautiful patio home structured as a condominium.

Like many condo owners, she assumed there would be very few property-related concerns because the association maintained many of the exterior components.

The home showed beautifully. It had been well cared for and looked ready for the market.

Before listing, I encouraged the seller to take additional steps to verify the property’s condition.

She was confident there would be no issues.

Later, termite activity was discovered within the building.

The lesson wasn’t about termites.

The lesson was about assumptions.

Many people believe condos are automatically less risky than single-family homes. While condos often reduce maintenance responsibilities, they don’t eliminate the possibility of property conditions, insurance concerns, association issues, or inspection-related discoveries.

Whether a property is a single-family home, townhome, patio home, or condominium, preparation still matters.

Buyers Don’t Purchase Assumptions

Today’s buyers are more informed than ever.

They want confidence that the home they’re purchasing is sound, insurable, and unlikely to create unexpected expenses after closing.

When concerns surface late in the transaction, buyers often become nervous. Negotiations become more difficult. Closings can be delayed. In some cases, contracts fall apart entirely.

That’s why preparation matters.

The goal isn’t simply to list a home.

The goal is to prepare it properly before it reaches the market.

The Home Assured Protection Plan™ Difference

Over the years, I’ve seen surprises surface in older homes, newer homes, luxury homes, remodeled homes, and even condominiums.

That’s one of the reasons I created the Home Assured Protection Plan™ (HAPP™).Home Assured Protection Plan™ (HAPP™).

HAPP™ is designed to help provide greater confidence that a property is sound, insurable, and ready for today’s discerning buyers.

Rather than relying on assumptions, sellers gain valuable information before their home reaches the market.

When concerns are identified early, sellers have options.

They can address issues on their timeline, reduce buyer objections, and create a smoother path to closing.

The result is often:

✔ Greater buyer confidence

✔ Fewer surprises

✔ Reduced risk of renegotiation

✔ A smoother transaction

✔ Better protection of accrued equity

Sell smart - Pro Seller PlanDon’t Assume with Inspections

One of the most expensive words in real estate can be “assume.”

Just because a home looks beautiful doesn’t mean there aren’t hidden concerns.

Just because a roof is newer doesn’t mean it’s problem-free.

And just because a property is a condominium doesn’t mean issues can’t arise.

Smart sellers prepare before they list.

That’s the philosophy behind both the Home Assured Protection Plan™ and my Pro Seller Plan™.

Because buyers don’t purchase assumptions.

They purchase confidence.

🌻 Pro Seller Tip: Beautiful homes can still have hidden issues. HAPPHAPP™ helps provide greater confidence that your home is sound, insurable, and ready for today’s discerning buyers.
