<p data-start="456" data-end="513"><span style="font-family: 'trebuchet ms', geneva, sans-serif;">This transaction became another reminder of that reality. </span></p>
<p data-start="515" data-end="662"><span style="font-family: 'trebuchet ms', geneva, sans-serif;">The home had been updated and lovingly maintained. It attracted a buyer and went under contract. Everything appeared to be moving forward smoothly.</span></p>
<p data-start="664" data-end="689"><span style="font-family: 'trebuchet ms', geneva, sans-serif;">Then came the inspection.</span></p>

When Negotiations Restarted</span></h2>
<p data-start="721" data-end="955"><span style="font-family: 'trebuchet ms', geneva, sans-serif;">What followed was a lengthy repair request involving termites, HVAC concerns, plumbing issues, appliances, and several other items. Suddenly, negotiations that many sellers assume are complete after a contract is signed had restarted.</span></p>
<p data-start="957" data-end="1029"><span style="font-family: 'trebuchet ms', geneva, sans-serif;">This is something I&#8217;ve seen repeatedly throughout my real estate career.</span></p>
<p data-start="1031" data-end="1137"><span style="font-family: 'trebuchet ms', geneva, sans-serif;">Many sellers believe that once a buyer agrees to a price and signs a contract, the difficult part is over.</span></p>
<p data-start="1139" data-end="1203"><span style="font-family: 'trebuchet ms', geneva, sans-serif;">Often, the inspection period is where the real challenges begin.</span></p>
<p data-start="1205" data-end="1386"><span style="font-family: 'trebuchet ms', geneva, sans-serif;">As new information is uncovered, buyers may request repairs, credits, or concessions. Sellers are then faced with decisions they never expected to make when they accepted the offer.</span></p>

Because the home had been beautifully remodeled and updated, the seller didn&#8217;t believe additional preparation before listing was necessary.</p>

<p data-start="1216" data-end="1333">The buyer&#8217;s inspection uncovered several concerns that resulted in a lengthy repair request and renewed negotiations.</p>

<p data-start="2268" data-end="2382">As if the inspection negotiations weren&#8217;t enough, another challenge surfaced during the buyer&#8217;s inspection period.</p>
<p data-start="2384" data-end="2565">The condominium association announced plans for a building-wide termite fumigation, requiring the information to be disclosed to the buyer while the home was already under contract.</p>
<p data-start="2567" data-end="2822">Had the HAPP™ seller-preparation process been followed before listing, the termite issue may have been discovered earlier, allowing it to be disclosed before the home was listed instead of becoming another uncertainty during the buyer&#8217;s inspection period.</p>
<p data-start="2824" data-end="2899">Once again, communication became the key to moving the transaction forward.</p>
<p data-start="2901" data-end="3101">Working together with the condominium association, we obtained written confirmation outlining the anticipated fumigation timeline. That reassurance gave the buyer the confidence she needed to proceed.</p>
<p data-start="3103" data-end="3150">Sometimes buyers aren&#8217;t looking for perfection.</p>
<p data-start="3152" data-end="3183">They&#8217;re looking for confidence.</p>
<h2 data-start="3185" data-end="3208">A Successful Closing</h2>
<p data-start="3210" data-end="3271">I&#8217;m happy to report that the transaction closed successfully.</p>
<p data-start="3273" data-end="3416">Looking back after the closing, the seller shared that she wished she had followed the HAPP™ seller-preparation recommendations before listing.</p>
<p data-start="3418" data-end="3451">Not because the home didn&#8217;t sell.</p>
<p data-start="3453" data-end="3491">Not because the closing didn&#8217;t happen.</p>
<p data-start="3493" data-end="3645">But because proper preparation could have reduced surprises, eased the negotiations, and made the journey from home inspection to closing much smoother.</p>
<h2 data-start="3647" data-end="3680">Lessons Every Seller Can Learn</h2>
<p data-start="3682" data-end="3721">Every transaction teaches us something.</p>
<p data-start="3723" data-end="3769">This one reinforced several important lessons:</p>
